Our Process

Building a hybrid barndominium is a major investment - and we believe the process should be clear, collaborative, and well-structured from the start. Whether you’re coming to us with plans in hand or just starting to explore ideas, we guide you step by step through design, construction, and completion.


Step 1: Initial Consultation

We begin by learning about your goals, property, and how you plan to use the space. This is where we establish the basics—your layout needs, project scope, and any site-specific considerations.


What we typically discuss:

  • Intended use and layout priorities
  • Property details and utility access
  • Zoning or HOA requirements
  • Budget expectations and project timeline
  • Whether you already have plans or need design assistance


We’ll walk you through our hybrid building method—steel framing, wood exterior wall framing, ZIP System sheathing, and spray foam insulation—so you understand how our structures are built and why it matters.


Step 2: Design and Planning

Once we understand your goals, we move into the design phase. Whether you’re starting from scratch or modifying an existing plan, we’ll help create a layout that suits your lifestyle and works with our hybrid construction system.


This phase may include:

  • Floor plan development or customization
  • Exterior design concepts and elevation ideas
  • Structural layout planning - column spacing, wall height, etc.   
  • Siding, window, and door configuration


We ensure your design is compatible with our framing and wall system from the start, so what we build is efficient, long-lasting, and easy to maintain


Step 3: Final Proposal and Pre-Construction

After finalizing the design, we’ll prepare a detailed proposal that outlines the full scope of work, materials, and pricing. 


  • Once approved, we move into pre-construction - getting everything ready to build.  This stage typically includes: 
  • Submission of a comprehensive project proposal for approval
  • Permit-ready drawings and documentation
  • Support with permit submission (as needed)
  • Utility planning (water, sewer/septic, electric, gas)
  • Foundation layout and site coordination
  • Final schedule and material planning


This ensures design, scope, and budget are aligned before we begin construction.


Step 4: Framing and Shell Construction

With approvals in place, we begin construction. The shell includes the structural steel frame, exterior wood wall framing, roof system, and ZIP sheathing. At this stage, your barndominium begins to take physical shape.


This phase includes:

  • On-site steel frame and roof system erection
  • Exterior wall framing with 2×6 studs between steel columns
  • ZIP System sheathing and taping
  • Rough openings for windows and doors
  • Weatherproofing and quality checks


Once complete, the structure is dried-in and ready for interior build-out or handoff, depending on your project type.


Step 5: Interior Build-Out

We offer both shell-only and full-service interior build options.

  • Shell-only: We complete the structural shell and leave the interior for you or your contractor to finish
  • Full-service: We handle the entire interior build, delivering a move-in-ready home


Full-service interior build may include:

  • Spray foam insulation
  • Electrical, plumbing, and HVAC rough-ins
  • Drywall, interior trim, and cabinetry
  • Flooring, paint, and final fixtures


No matter which path you choose, we’ll deliver a high-quality structure built for comfort, performance, and longevity.


Step 6: Completion and Handoff 

At the end of your project, we ensure everything is built to spec and ready for the next phase - whether that’s move-in, or continued construction.


Final steps typically include:

  • Completion of all remaining scope items
  • Final inspection and code approvals (as required)
  • Walkthrough with the client to confirm satisfaction
  • Delivery of keys, plans, and warranty information
